Better Buildings - for the environment

Enterra buildings offer a wide selection of environmental benefits:

1. Lower Emissions & Less Waste

2. Less Sprawl

3. Less Dependence on Fossil Fuels

4. Better water quality and habitat

Better Buildings - for your business

Enterra buildings provide better work environments; environments that are healthier and more productive.

Enterra buildings offer seven key business benefits to tenants:

1. Better Health & Reduced Absenteeism
Buildings which have improved indoor air quality (IAQ) have found that absenteeism has decreased by 5-20%.

According to Health Canada and the Environmental Protection Agency IAQ is a serious environmental problem which has resulted in building occupants suffering from acute health affects related to Sick Building Syndrome (SBS).

Enterra buildings use materials that create better IAQ and provide ventilation strategies that ensure healthier workplaces.

2. Improved Productivity & Creativity
Studies by Carnegie Mellon University showed that green buildings, like those designed by Enterra, have been shown to increase productivity by .04% to 18%.

While creativity is harder to quantify, the inspiring environments typically found in green buildings tend to inspire greater creativity and innovation.

3. Attracting & Retaining Top Talent
Healthier, more attractive, and comfortable work environments have been linked with better job satisfaction and better retention - resulting in significant job training cost savings.

The Families and Work Institute estimates recruiting and training costs to be 75%-150% of the annual salary of managerial and non-managerial workers.

Attractive building qualities and ethical business practices have been found to influence people's decision-making process when considering employment, and may attract a more talented pool. In 2000 the Conference Board of Canada found that 70% of workers would rather work for companies committed to corporate social responsibility.

4. Marketing & Sales Benefits
Customers are increasingly seeking socially and environmentally responsible companies to do business with.

In 2002 GlobeScan Inc. estimated that 22% of consumers in the G7 countries were green consumers willing to pay a premium for ethical products.

Companies wanting to implement positive environmental and social strategies into their business model will further validate their ethical commitment by running their operations from an environmentally sound building.

Often these buildings and their exemplar tenants receive positive media exposure, the best kind of promotion available. This will induce a positive reputation and brand image which can lead to greater customer loyalty, product differentiation and higher sales.

5. Positive Stakeholder Relations
According to the Dow Jones Sustainability Index investors are increasingly looking to company corporate sustainability performance because it can now be financially quantified and leaders are expected to show superior performance and favourable risk/return profiles.

In 2004, a major study commissioned by the UK Environment Agency found that 85% of companies had a positive correlation between environmental management and financial performance. Demonstrating responsible corporate citizenship can improve operational performance, reduce public backlash and give businesses the social license to operate sustainable into the future.

6. Satisfaction From Doing the Right Thing
Aside from monetary reasons, being part of Enterra shows a support towards improved social and environmental standards thereby providing a better world for future generations.

Enterra buildings minimize waste, global warming, ozone depletion, air and water pollution and toxic emissions while protecting biodiversity and providing healthier space to it users.

Enterra tenants are committed to reducing their environmental impact and providing healthy environments for their workers and communities because it is simply the right thing to do.

7. Improved Bottom Line
Business practices that are accountable to the environment and society can also lead to better profits in numerous ways.

Eco-Industrial Networking (cont.)

"This concept of working together to share resources for maximum financial, environmental, and social benefit is called Eco-Industrial Networking (EIN). "

-Tilbury EIP website

"For example, one company's wastes might become another company's resource. EIN also supports better linkages between companies and the communities in which they operate.

EIN contributes to a diverse and stable local economy; increases the competitiveness and eco-efficiency of existing businesses and attracts progressive, new businesses to fill identified niches. The combined result is a healthier community and surrounding ecosystem; and a more robust local economy."

"The Maplewood Project will combine eco-industrial networking (EIN) and sustainable community planning principles to identify practical ideas to integrate and enhance the residential, commercial, and industrial activities.

"The Hinton EIP will be planned, designed, developed and operated to promote a profitable, competitive, progressive business environment. Features include a high profile location, innovative and efficient infrastructure systems, strong community support and leadership from the Town of Hinton.

The EIP is designed to minimize operating costs and maximize business opportunities, and allows the Town of Hinton to support economic development and environmental protection."

(net)Working with Enterra

For most firms the ideal of greening operations is typically restricted by costs; however such costs can be dramatically reduced if done collaboratively with other firms.

Enterra engages with all of its tenants to understand their varying operational needs in order to uncover innovative solutions, in which tenants can share services, reduce waste, and create community through synergies.

The result is numerous collaborative and interconnected green strategies which are cost effective, productive, and environmentally sensitive.

While each Enterra tenant runs its own independent business, each is also part of a micro-ecosystem.

In accordance to tenant, environmental and social goals, site selection and building systems are outlined in ways which maximize the use of natural free resources, recycled materials and local suppliers to minimize the building’s ecological footprint. A seamless integration of ecological and operational solutions for a whole-system design creates a micro-ecosystem that is gentle on the environment, reduces waste, and is healthy to its users and community.

Tenants can focus on their business while Enterra ensures the space its tenants operate in is healthy, inspiring to work in and managed in an environmentally responsible way.
Enterra’s involvement extends well beyond the planning and development stages of its eco-industrial communities into the everyday operations of the way space is used, managed and maintained. By taking a central role as property managers, Enterra can continue to create cost effective solutions and synergies between the environment, community and tenants to not only reduce operational costs and ecological impacts but also to create a productive and healthy space for workers.

Our Development Goals

Enterra is dedicated to developing and managing exemplary light industrial buildings that are cost-effective, environmentally friendly and create a better working environment for the people who work there, thereby enhancing their productivity and job satisfaction.

LEED - Buildings and Professionals
In every project we aim to meet or exceed Leadership in Energy and Environmental Design (LEED) standards: a voluntary, consensus-based national standard for developing high-performance, green buildings.

Beyond LEED: "Net-Positive Impact"
In addition to LEED, we aspire to have a real and measurable positive impact.

Our services encompass traditional building design, construction, and management as well as planning, design, and networking at the district scale.

At Enterra we recognize that doing business that is socially just, economically beneficial, and ecologically healthy makes good business sense. And we are not alone - the shift towards sustainable business practices is quickly becoming essential for forward thinking companies because of the long term mutual benefits that can be gained by all affected stakeholders, whether financial, social or environmental.

Enterra has created a new and visionary approach to the development and management of flex-space and light industrial buildings that will dramatically reduce the global footprint associated with conventional buildings in Canada and the US.
